YOUR PROFESSIONAL PARTNERS
CONSULTANCY
Kingsdale have worked with major national developers of retirement properties over many years, and we have then gone on to manage those developments thereafter.
This has given us a unique perspective and expertise that we are pleased to share with clients in a consultancy capacity to development projects.
DESIGN INPUT
In our role as managing agents, Kingsdale live with the consequences of poor original design.
As consultants, we therefore not only have the knowledge but also a vested interest to ensure that ill-advised or inappropriate build features are identified and corrected during the design process.
- We will review plans, give advice and comment on relevant design aspects of a project.
- We will assist in preparing design and equipment specifications for key areas such as commercial kitchens, laundries, alarm and other security systems.
- We advise on staffing models to meet the needs of individual developments.
SERVICE CHARGE AND RESERVE FUND CALCULATION
Developers have a legal obligation to provide prospective purchasers with a realistic estimate of how much it will cost to live in their development.
Kingsdale have many years’ experience and technical knowledge to draw upon in calculating a service charge budget that meets this obligation.
The service charge budget must also provide for the need to fund both long-term repairs to the building (e.g. roofs, rainwater goods, windows) and the replacement of major items of equipment (e.g. alarm systems, lifts). In addition, there is a cyclical need to carry out costly interior and exterior redecoration of the building. It is important that proper provision is made to ensure that funds are available to pay for these long-term costs as and when they arise. Establishing and managing a properly funded Reserve Fund (also known as a Sinking Fund) is an essential part of the long-term success of a development.
Prospective purchasers take comfort from the knowledge that proper provision is being made for future costs and that their investment in the build environment is being protected. However, the idea of paying a service charge towards the communal running costs of their development will be new to many purchasers. It is therefore important that all aspects of the service charge and reserve fund are properly explained and understood by purchasers. Prospective purchasers, and their families, need to be assured of the transparency of the service charge and of Kingsdale’s open accountability to owners for service charge monies.
Kingsdale have various funding ‘models’ that can be applied to the management of Reserve Funds and we will advise clients on the best option for them.

COUNTDOWN TO SITE LAUNCH
Many millions of pounds are committed to development projects and the successful launch of a scheme is critical to its long-term success.
As part of our consultancy service, Kingsdale will recruit and train staff well before first occupation so that new owners are welcomed by a well-rehearsed team who not only understand how the building ‘works’, but also understand the needs and uncertainties of new owners.
Kingsdale will work closely with sales staff throughout this exciting but challenging time.
Our Vision
Our aim is that every development that we manage is secure, attractively presented, well maintained and staffed by friendly, efficient people that makes it a source of pride to those who live there.
Our Mission
We will always conduct our business with openness and integrity.
We commit ourselves to the principle of ‘continuous improvement’ that involves everyone who works for the company having shared values and a common purpose in pursuit of our aim. To this end, we will invest in our staff to develop their skills to meet the changing needs of owners.
